The underpinning process
Underpinning Resources offers comprehensive underpinning services. We will complete all necessary paperwork and provide you with a contract to read and sign. This is all then submitted to your local Council and/or engineer and when we receive a permit or notice of assessment, we will contact you to arrange a suitable date of commencement for the work to begin.
During the underpinning process, we excavate at key points, determined by expert analysis of the movement of your building. Once we reach a depth suitable (at least 1.8 metres below ground level) we fill these excavations with concrete to create a base on which to jack and prop your footings using heavy-duty hydraulic jacks. Once your house is underpinned and everything is satisfactory and meets our high standards, we backfill the excavations, re-point any brickwork which requires it and return any paths, lawns and gardens to their original condition.
Pier replacement and house levelling
Pier replacement and house levelling involves raising piers that have sunk due to soil deterioration. This happens for many reasons including subsidence, excessive moisture or water pooling, inadequate drainage or excessive drying in clay foundations.
The original piers may simply be inadequate or may have deteriorated over time and sometimes there are no footings at all which is a common cause of sagging floors. Underpinning Resources provide a quote to replace as many or as a few of the piers as requires, with new concrete, brick or screw adjustable piers.
